Roof Leaking Around a Chimney? Flashing, Mortar and Next Steps

Why roof-to-chimney junctions can let rain in, and what a roofer should inspect.

Real UK photograph of lead flashing surrounding a brick chimney

A damp patch around a chimney breast is easy to blame on the brickwork, but several different parts of the chimney and roof meet in a small area. Lead flashing, mortar joints, chimney pots and the adjacent tiles can each play a part.

Flashing is only part of the picture

The metalwork at a chimney base matters, but so do the masonry above and the roof covering beside it. Ask for the cause to be explained rather than assuming which component needs replacing.

Why chimneys are tricky places to keep dry

A chimney passes through the roof covering, so water has to be directed around its base without entering the opening. Flashing bridges the junction, often using apron and stepped pieces fitted into the masonry. If it lifts, splits or comes away from a joint, rain can find an unexpected route inside.

Older chimneys can also have deteriorating mortar, cracked flaunching or damaged caps. A wet chimney breast does not prove that the flashing itself has failed.

Flashing, mortar or something else?

  • Flashing: Metalwork may be loose, poorly dressed or separated from masonry.
  • Mortar and brickwork: Weathered joints can allow moisture into exposed masonry.
  • Chimney crown or flaunching: Cracks near the top can contribute to water entry.
  • Nearby roof covering: A slipped tile above the chimney may send water towards the same part of the ceiling.
  • Condensation: Some chimney staining, particularly around unused flues, can have an internal moisture component.

Useful observations to make

Note whether the mark appears only when rain hits one side of the house, whether the fireplace or breast feels damp in dry weather, and whether there are visible gaps from ground level. Do not lean out of upstairs windows or climb onto the roof to inspect the flashing.

What a good quotation should cover

Ask the contractor to explain which part appears defective, how they will gain safe access, whether the proposed work includes replacing flashing or repointing, and how they will check the surrounding tiles. A clearly scoped quote is more useful than a vague promise to “seal the chimney”.

Repair versus larger work

A local flashing repair may be enough when the rest of the chimney is sound. If the masonry itself is badly deteriorated, more substantial chimney repairs could be required. The right choice depends on inspection rather than the appearance of the indoor stain alone.

Common questions

Can chimney flashing be repaired rather than replaced?

Sometimes. It depends on the condition of the metal and the way it is fitted into the roof and masonry.

Does a wet chimney breast mean I need a new roof?

No. A local chimney or flashing defect is one possibility, but the source needs assessing.
