Roof Repair Costs in the UK: What Changes the Price?

Understand the main cost drivers, what a detailed quotation should include and why inspection matters.

A quote for a roof repair can vary much more than you expect. Replacing one slipped slate on a straightforward roof is very different from repairing flashing on a tall property that needs scaffolding. The useful comparison is not just the headline price — it is what the contractor has included.

Ask what the quote actually covers

A price for a quick patch and a price including access equipment, new flashing and making good are not equivalent. The description of work matters as much as the amount.

Why prices vary so much

Access is a major factor. A short repair on an accessible porch roof may be straightforward, while a high, steep or fragile roof needs additional precautions. Material matters too: leadwork, natural slate, felt and GRP require different repair techniques. The underlying cause may not be obvious before inspection.

Illustrative UK repair ranges

MyJobQuote’s October 2026 cost guide lists several broad examples, including £150–£1,200 for a roof-leak repair, £200–£700 for a flat-roof patch repair and £300–£800 for chimney flashing repair. These are indicative figures published by another company, not quotations for your property. Location, access, materials and extent of damage can change the final amount substantially.

What a good quotation should say

  • What problem the roofer believes is causing the leak, and any uncertainty.
  • The work included, such as replacing tiles, renewing flashing or clearing a valley.
  • Whether scaffolding, access equipment, waste removal and VAT are included.
  • Materials and any relevant guarantees.
  • The estimated timetable and what happens if further damage is discovered.

Beware of paying for the wrong fix

A low quote to apply sealant everywhere may not address the defect. Equally, a recommendation for a new roof may be excessive if the problem is localised. Ask for an explanation of the work and consider obtaining more than one opinion for substantial repairs.

How to make a quote request more useful

Describe the symptom rather than guessing the solution. “Water appears in the upstairs bedroom after prolonged rain; roof is pitched and tiled” is often more useful than “I need new flashing” unless that fault has actually been established.

For problems involving major movement, an unstable ceiling or water near electrics, prioritise safety and appropriate urgent assistance before shopping around for routine repair prices.

Common questions

Why do some roofers charge for an inspection?

Assessing complex or hard-to-access faults takes time and may require specialist access. Ask in advance whether an inspection has a fee and what it includes.

Should I accept the cheapest roofing quote?

Compare the scope, access arrangements, materials and explanation of the fault — not just the total.
