Flat roofs are often assumed to fail because water sits on them, but the picture is more nuanced. A sound roof covering is designed to withstand rain. Problems often arise where the surface meets a wall, drain, skylight or another detail.
Standing water, damaged joints and poor drainage can be connected, but a roofer needs to examine the covering and its details to establish where water is entering.
Start with the covering and its details
Domestic flat roofs may use bituminous felt, EPDM rubber, GRP fibreglass or other systems. Each has its own repair methods. The junction between the surface and a parapet, rooflight or pipe penetration can be as important as the main covering.
Five things that may be involved
- Open seams or joints: Gaps in bonded or welded details can allow water under the waterproof layer.
- Upstands: The waterproofing must turn up walls or rooflights to an adequate height.
- Outlets: Blocked outlets can increase standing water and stress weak details.
- Damaged surface: Foot traffic or age can contribute to punctures or cracks depending on the material.
- Condensation: Moisture from inside the building can sometimes mimic a rain leak.
Is ponding water always the cause?
Not necessarily. Water remaining after rain can indicate that drainage or falls deserve investigation, but the presence of water alone does not locate a leak. The roofer should consider the full roof build-up, including insulation, drainage and junctions.
What to ask before approving a patch
Ask which covering you have, whether the repair material is compatible, whether water has affected insulation and whether a small repair is a sensible long-term solution. A patch applied over damp or unsuitable material may fail early.
When might replacement be discussed?
If the waterproofing is extensively deteriorated or there are repeated leaks across multiple areas, a roofer may recommend renewal. Get a clear scope and comparison of options rather than assuming every flat-roof leak requires a complete replacement.

Does a flat roof need to be completely flat?
Flat roofs are normally designed with a fall to help water reach drainage outlets.
Can a flat roof be patched?
Sometimes, depending on the covering and its condition. Compatibility and the source of the problem matter.
